When buying Clearwater Beach Real Estate, there are many factors to consider. This guide will help you through the process and allow you to make an informed decision. 

As an investor, it's important to know there are different rental restrictions for each community. Not all communities will allow a weekly rental, in fact most require a 3 month minimum rental period. As a pet owner, it's important to know which buildings will accept your pet, there are restrictions based on pet size, breed and number of pets allowed.

Clearwater Beach is the area west of the Clearwater Memorial Causeway and north of the Sand Key. It  is comprised of two sections, North Beach which is north of the Round about and South Beach which is South of the Round about.  

Clearwater beach has many attractions, events and activities all year long. The weather is beautiful and sunny for an average of 244 days a year with a yearly average temperature of 70 degrees. 

Here are a few of the favorite restaurants: Frenchy’s 3 Locations (Learn More), Watercolour Steakhouse and Grille (Learn More), Sand Pearl: Carretta’s on the Gulf, Tate’s Island Grill (Learn More), Brown Boxer (Learn More), Clear Sky Beachside Cafe (Learn More), Hooters on the Beach (Learn More), Jimmy’s Crow’s Nest (Learn More), Crabby Bills (Learn More), and Cooters (Learn More).

Local events include the daily sunset festival at world famous Pier 60 on the beach. Local crafters and street performers entertain you while the sun goes down. The park has weekend movies, check here for the schedule.

For water enthusiasts, you can enjoy short dinner cruises or boat tours throughout the day. For the adventurists, there's parasailing or jet skiing.

Sand Key Beach is the area located south of the Sand Key causeway, north of Belleair Beach. It is mostly residential condos directly on the beach and is more quiet than the main attraction of Clearwater Beach. But don't let the calm atmosphere mislead you, Sand Key has plenty to do as well. There are fantastic restaurants on the intracoastal where you can watch the boats go by. The Columbia – Sand Key (Learn More), Backwaters (Learn More), Maggie Mae's (Learn More) and the ever popular Dunkin Donuts. The Sand Key plaza is home to all of those restaurants along with shopping and a convenience store. 

There is the Sand Key sailing center with boats and kayaks for rent, they also offer lessons. 

Island Estates is a man-made Island built in late 1960s on 210 acres of land, with over 530 Single Family Homes and 1,500 Condos. Residents enjoy convenient access to the Clearwater Marine Aquarium, Publix, Restaurants, Salon, Post Office, UPS Store, Gas Station with mechanic, and public transportation by Jolly Trolley to the beach.  Island Estates is an active community that is only a short bike ride to the white sands of world famous Clearwater Beach and a 10 minute boat ride to the Gulf of Mexico.
